According to Braden Keil of the New York Post:
The City Council last week gave final approval to a special permit at the new condo development near West 24th Street for an elevator that will take residents in their cars to garages within their own apartments.
The 15-space En-Suite Sky Garage System - the first of its kind - includes sensors at the elevator’s entrance that recognize each resident’s car, then welcomes them and directs them to and from their residences.

Whats a Real Estate Bloggerage?

What the heck is a real estate Bloggerage? Good question. It’s simple really. It’s when the principal of a real estate brokerage along with all the other members of the company blog about local real estate issues that matter to their home buyers and sellers. Their real estate views, opinions and observations are shared on a daily basis with their readers. It’s about having a dialogue your clients and potential clients - It’s relationship 2.0 baby.
A Bloggerage is a state of mind. It’s a transparent way to building your brand - in-house. Rather than having a PR or Marketing firm create a one way campaign about you and your business, you can relatively easily create a cost effective two way conversation by blogging. Let’s face it, buyers and sellers are already having conversations online - why not jump in head first to be a part of it?
A real estate Bloggerage conducts its business a little differently. The philosophy is to build your real estate brand organically. Grassroots if you will. It just takes a little creativity and lots of passion. Online, blogging and social networking are key elements to connecting with consumers. Offline, good old fashioned networking does the trick. Human to human contact is priceless.

Kiosk Realty is a Real Estate Bloggerage - phase 1. Both online and offline, I am connecting with both home buyers and sellers. Although I haven’t done it yet, I plan on chronicling my company’s weekly if not daily life as a real estate Bloggerage - maybe even with video. One of my lofty goals is to assemble a highly competent team of real estate agents and brokers that love to write blog. The team will compromise of agent bloggers that know their neighborhoods and buildings inside and out. Together, as a team of authors working within one company, I think we can create something special. To my knowledge, I am not aware of an entire real estate company that blogs. Now I just need to build the team.

Real Estate Listings From The New York Times Now Available on your Mobile or PDA

The New York Times gets with the times by introducing mobile access to all it’s real estate listings. For tech savvy Manhattan home buyers, this is great news. Now they’ll be able to search over 350,000 real estate listings advertised in The New York Times from virtually anywhere - their car, the corner or even while visiting an open house. Cool!
Some of the beta testers of the program include:
- Century 21 Laffey Associates
- Citi Habitats
- Corcoran
- Halstead Property
- Houlihan Lawrence
- Prudential Douglas Elliman
In a competitive marketplace, this new offering from the New York Times adds value to their brand. It also gives real estate companies another reason to continue to advertise their listings with the conglomerate - More bang for your buck. More importantly, consumers have more options to help them with their home search. The convenience of being able to search from virtually anywhere is priceless. I wonder how REBNY feels about this?
Consumers will be able to search for real estate listings directly from their mobile device by the following methods:
- New York Times listing ID
- neighborhood
- price
- number of bedrooms

Can I Have Fries With That Shake?

While I was writing the REBNY post, I was thinking about some of the reasons buyers like to shop for homes - ALONE. So here goes it.
Many NYC home buyers are DIY’ers. I’ve met my share over the years and most of them like the freedom to search on their own and at their leisure without any sales pressure. The feeling is they don’t need to work with a real estate broker until they have already found something. I can relate completely, as I’m sure many of you can too.
It’s the same whether we’re shopping for a car or a plasma television - we like to do research ourselves. Once we’ve narrowed down our choices, we go and ask the so called professionals their opinions. If they add value and insight to the purchasing process, we just might use them to help us seal the deal. If they don’t, we move on. Or, we can just go and find an order taker to take our order. Can I get fries with that shake?
For me it comes down to trust. If you have someone you trust guiding you through your home search or any purchasing process for that matter, then it will be a fruitful and pleasant experience. But if a buyer doesn’t feel comfortable with a broker, it will be an excruciatingly painful experience. You want to feel confident and comfortable right? Then go and find a real estate broker that you trust and mesh with. One hat doesn’t fit all you know.
If you’re a real estate broker, make sure you can easily relate your value proposition to potential home buyers and sellers. We are in the relationship business after all. Consumers want to work with people they can trust. Heck, I want to work with consumers I can trust. It’s a two way street remember? I think they call it Relationship 2.0. Or maybe it’s just me. I love love talking to myself
